Design/Build

The traditional Design-Bid-Build process involves a client, architect and contractor acting separately but here at SEDC we can provide Design/Build which allows clients to have one team that is responsible for the design and construction of the project. SEDC’s experience in design, development and construction will prove to be valuable in the Design/Build process. Design and construction professionals will work hand in hand when developing the design while projecting costs through the conceptual design, development, and construction phases.

The Design/Build Advantage – The owners can focus on the project rather than managing separate contracts, with separate firms and coordinating communication of information between all parties.

Single Source of accountability – One entity is held accountable for cost, schedule, and performance.

Reduced Risk – The design-build team assumes additional risk.

Budget Management – Discussing the budget during the design phase and not waiting until the bids come in helps to keep the project within a realistic budget. Communicating the cost implications of design decisions ensures that the owner plays a key role in arriving at the final project price. Once the scope of work has been finalized, the project costs are clearly defined, through competitive subcontractor and supplier bidding and controlled by the design-build firm.

Litigation Claims – By closing warranty gaps owners virtually eliminate litigation claims.

Enhanced Communication – Specific design and construction details are being developed throughout the entire process and the communication benefits of working with a construction expert and design professional at the same time ensures that potential problems are discovered before the project starts.

Faster Project Completion – Design/build projects can be completed in a shorter amount of time because: Enhanced communication keeps everything moving, bid time is reduced, scheduling for the project can begin before design is finalized, and potential construction problems are uncovered early

Quality Control – The design/build method removes ambiguity that may arise in material and construction specifications. Since the builder, designer and engineer are on the same team, the focus remains on protecting the client’s interest.
